What fixtures and finishes do you recommend to appeal to buyers while not overspending?

For kitchens it's simple, go with shaker cabinets, white is timeless. Other colors may help the property stand out once put up for sale, however, it may be too advantageous to appeal to a mass audience. I recommend checking color trends and price ranges for your neighborhood. Research similar properties that recently sold or went into contract. As for appliances, it depends on the price range of the property. For example, $2-3M townhomes (or condos $1200+/SF) are expected to have Viking, Meile, or Wolf. $1-2M townhomes (or condos $750-1100/SF) should offer Bertazzoni, Bosch, or a high-end Samsung, Electrolux, or GE. It’s important to find the right balance of quality while not overspending.
