After a year of looking at houses, I had a good idea of what I was looking for, what areas had to offer, and what the prices were. I also had experience with a variety of brokers, some didn't call back, some didn't know their merchandise or neighborhoods, some knew nothing of housing construction or codes. Josh and his fellow brokers hit the mark on everything—they answered emails and phone calls at all hours, they had actually seen the properties I was interested in before showing it to me, and had extensive knowledge of homeownership—from insurance to construction to laws that impact what you can do with your building. They will make your home buying experience as smooth as possible in the uniquely stressful NYC environment. If you buy from a contractor as I did, do not close until they are finished no matter what they promise. I worked in good faith with the professional banker, broker, and seller's attorney, and agreed to close quickly based on a contract to finish in a month. They haven't finished and I don't yet have a habitable house.
